Resales can deliver established neighborhoods, mature landscaping, and—in some cases—lower association dues or property taxes (the first year or so of ownership) due to earlier assessments.

With new builds, budget for the full picture: lot premiums, structural options, design center selections, and potential HOA or CDD (Community Development District) assessments. Clarify the builder's warranty coverage and who handles post‑closing service. With resales, factor in the age of roof, HVAC, plumbing, and electrical—even a well‑priced home can strain a budget if major systems are near end‑of‑life.
